THE INSPECTION: WHAT TO EXPECT

A home inspection is a complete examination of the condition of a home—an inexpensive way to discover the universal condition of a home before making what might be the biggest, and most important purchase of your life. 

When performing your inspection, Summit Home Inspection goes the extra mile to ensure that you get the most comprehensive information possible. That includes squeezing under the house into crawl spaces, and rooting around in attics and other tight spots. Not every home inspector can, or will, do these things, but it's an important part of the process as those can be the spots where potentially expensive plumbing or electrical problems are hiding.

Inspection Overview:

  • Structure: the skeleton of the house, its foundation and framing

  • Exterior: walks, driveway, siding, drainage system, gutters, doors and windows

  • Roofing: roof coverings, drainage, flashings, skylights and chimneys

  • Plumbing: water supply, drainage system, and hot water heater

  • Electrical: service entrance wires, breakers and fuses, and disconnects, as well as checking all available outlets for proper wiring and function.

  • Heating: heating systems, vents, flues, chimneys and heating energy source

  • Air conditioning: home cooling system, including central and through-wall cooling equipment

  • Interior: walls, ceilings and floors.

  • Ventilation: adequate insulation and mechanical ventilation systems

CAN WE ATTEND THE INSPECTION?

I deeply encourage my clients to meet with me at the home, at the conclusion of the inspection. We'll cover the good and bad of my findings together, and make sure you understand which items really need attention, as well as pointing out findings that can be easily remedied.
